Clare House Social will serve its first plate of food in late November. Not one restaurant at Heritage Park, the 10-acre development that broke ground in May 2025 with three restaurant announcements, will be open by then. The small bungalow that was at risk of demolition for a nightclub in 2024 is set to welcome diners first.
Downtown Gilbert is changing on several timelines at once, and this fall the older, smaller one is the one arriving on the calendar.
Clare House sits on Gilbert Road in the middle of the Heritage District. Built in 1918, it's the town's second-oldest building. From 2009 to 2022 it was home to Bergies Coffee, a local roaster residents built mornings around. When Bergies closed, the property sold to Utah-based developer Wags Capital, which partnered with Evening Entertainment Group on a plan for a two-story pizzeria and club called Bottled Blonde. To make that work, the house needed to come down.
It didn't. History advocates and the local museum, HD South, pushed to relocate the building rather than lose it. Before that fight resolved, restaurant owner Nathan Ares, of the group behind Prep & Pastry, bought the plot next door to his existing brunch spot and took the house instead. The result is Clare House Social: two connected spaces, the modern former Prep & Pastry building and the century-old bungalow beside it, joined by a courtyard under shade trees. It opens in late November, on a stretch of Gilbert Road that's been rebuilding around it for a year.
Heritage Park is the district's largest project underway. It covers ten acres at Gilbert Road and Juniper Avenue, more than 300 parking spaces, 288 luxury apartments, and eventually 30-plus combined restaurants and shops when finished. At the May 2025 groundbreaking, Flagship Restaurant Group announced three anchor tenants: Ghost Donkey, a mezcal and tequila bar; Palma, a Latin-Mediterranean lounge; and Blue Sushi Sake Grill. First openings were promised for 2026, with full completion by March 2027.
Those three are no longer part of the plan. By September 2026, the lineup had changed to a different set of names: PopUp Bagels, in its Arizona debut; La La Land Kind Cafe, in its first East Valley location; Hudson House, an East Coast-inspired concept; and Salt & Straw, the Portland ice cream chain already running scoops in Phoenix, Tempe, and Gilbert's Agritopia neighborhood. Those four are now targeting the second quarter of 2027, which is later than the 2026 first-phase target announced at groundbreaking.
Work on the site continues. Gilbert Road ran down to one lane in each direction near the site from mid-August through September 25, while crews installed the medians called for in the development's site plan.
Put side by side, the timelines look like this. A large, multi-phase project is still building toward its restaurant openings, and a single restaurant in an existing building is scheduled to open a few months from now.

The gap Clare House Social is filling isn't only historic preservation. It's daypart coverage. Maison William Porter, a French bakery from a chef trained in France, opened in May 2026 at 228 N. Gilbert Road and closed a real hole in the district: a proper croissant that didn't require a drive to Old Town Scottsdale. Between that bakery for the morning, the Downtown Gilbert Farmers Market running Saturdays in the Heritage District, and Clare House Social's evening service coming online in November, the same five-block stretch now covers most of a day without anyone needing to leave it.
A bakery on Gilbert Road and a restaurant in a preserved 1918 house are each adding a new reason to spend a morning or an evening in the district.
The Heritage District isn't waiting on any of these openings to stay busy this season. Harvest in the Heritage District is underway now through November 1, its third year, with the Great Gilbert Gourd Hunt and a live pumpkin-carving demonstration from sculptor Ray Villafane. It opened the same week as ¡Viva!, the district's Hispanic Heritage celebration, on September 25.
Thursday evenings in October bring free Concerts in the Park to Water Tower Plaza, including sets from Velvet Crush and Rylee Paige, running 6:30 to 8:30 p.m. And on October 9, Gilbert Regional Park hosts the Sound Bites Music & Food Festival, headlined by Spin Doctors with Arizona indie rock act Wyves opening, alongside food trucks and full bars for the 21-and-over crowd.
All of that programming happens on the district's existing streets and parks, so the fall calendar is full while construction continues nearby.
Heritage Park's new lineup of PopUp Bagels, La La Land Kind Cafe, Hudson House, and Salt & Straw is set for the second quarter of 2027, and its full build-out is a longer story. For this fall, the dated plans are the ones on the calendar: Harvest in the Heritage District through November 1, Concerts in the Park on Thursdays in October, Sound Bites on October 9, and Clare House Social in late November.
If you want a table in that 1918 courtyard once it opens, late November is the date to mark. Timelines for restaurant openings can shift, so it is worth checking with the restaurant before you go.
